FAQ | Just Mold Testing

Question 1

Do I need mold testing if I can see mold?

Accepted Answer

Not always. The EPA and the California Department of Public Health both say that if you can see mold, you do not need a test to confirm it. Testing is worth it when you need to find hidden mold behind a musty smell or a past leak, document conditions for a landlord, insurer or escrow, check whether spores spread beyond the visible area, or confirm that remediation worked. If testing will not change your next step, we will tell you.

Question 2

What's the difference between air testing and surface sampling?

Accepted Answer

Air sampling draws a measured volume of indoor air through a sampling cassette to capture airborne fungal spores and fungal structures present at the time of sampling. It may provide useful information when growth is suspected but not visible, such as a musty odor or a past leak. Surface sampling (tape lift or swab) collects material directly from a suspect area so the laboratory can report the fungal structures or types present, according to the analytical method used. The inspector recommends one, both, or neither based on the conditions observed.

Question 3

How do I know if I have a mold problem?

Accepted Answer

Common signs include: musty or earthy odors, visible dark spots or discoloration on walls/ceilings/floors, recent water damage or flooding, persistent allergy or respiratory symptoms that improve when you leave the building, and condensation or humidity issues. Mold can also grow in hidden areas such as inside walls or HVAC components. Laboratory testing can provide additional information when sampling is appropriate, but results should be interpreted together with the physical inspection and moisture conditions.

Question 4

Is all mold dangerous?

Accepted Answer

According to the CDC, for some people mold can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes, or skin rash. People with asthma or mold allergies may have severe reactions, and immune-compromised people and people with chronic lung disease may get lung infections from mold. The CDC also says you do not need to know the type of mold: whatever type is present, it should be removed and the moisture problem fixed. Mold testing does not diagnose medical conditions; health questions should go to a physician.

Question 5

How long does an inspection take?

Accepted Answer

Most residential inspections take 1–2 hours depending on the size of the property and the number of samples collected. Commercial properties or larger homes may take 2–4 hours. We'll give you a time estimate when you book.

Question 6

Do I need to do anything to prepare for the inspection?

Accepted Answer

Keep windows and doors closed for at least 4 hours before the inspection to allow air conditions to stabilize. Don't run fans or HVAC systems excessively. Don't clean or disturb any areas of suspected mold growth before we arrive. That's it. We handle everything else.

Question 7

Where do you send the samples?

Accepted Answer

All samples are sent to an independent, accredited third-party laboratory. We never analyze samples in-house. Keeping sample collection separate from laboratory analysis adds a layer of independence to the results.

Question 8

How quickly will I get my results?

Accepted Answer

Standard results are delivered within 24–48 hours of sample collection. You'll receive your report by email, and we're available to walk you through the findings.

Question 9

What does my report include?

Accepted Answer

Your report includes: the independent laboratory results (fungal types or structures identified according to the laboratory's analytical method, with counts or concentrations where applicable), comparison with the outdoor or background sample when one is collected, sample locations, moisture observations, photos documenting the inspection, a plain-language summary of findings, and recommended next steps. Reports are formatted to be understood by homeowners, not just scientists.

Question 10

What if my results show elevated mold levels?

Accepted Answer

We'll explain exactly what the results mean and what your options are. We can recommend reputable remediation contractors, but we don't perform remediation ourselves. That independence is intentional. After remediation, we offer post-remediation verification, which evaluates the remediated area against the project's verification criteria using visual observations, moisture conditions, and sampling when appropriate.

Question 11

Can I use your report for insurance or legal purposes?

Accepted Answer

Our reports provide independent documentation of the conditions observed at the time of inspection, including dated photos, sample locations, moisture observations, and independent laboratory results. Property owners, tenants, and real estate professionals often keep them with insurance, transaction, or landlord records. Whether a report is accepted for a particular claim, transaction, or legal matter is decided by the party reviewing it, such as the insurance carrier, lender, or attorney.

Question 12

Do you do the remediation too?

Accepted Answer

No, and that's intentional. We are a testing-only company. We have no financial incentive to find mold or to recommend unnecessary remediation. Our independence is what makes our results trustworthy. We can refer you to vetted remediation contractors if needed.

Question 13

What does the $49 inspection include?

Accepted Answer

A professional initial mold inspection is $49. It includes evaluation of the area of concern, visual observations, moisture evaluation where appropriate, discussion of findings, and a determination of whether sampling is appropriate. If you proceed with mold testing during the inspection, the $49 inspection fee is waived. Before any samples are collected, the recommended testing and its price are explained to you, and no additional testing is performed without your approval. Testing prices vary based on the investigation and sampling needed.
