Why Mold Testing Matters

Indoor mold growth is a sign of a moisture problem, and it can affect both property condition and, for some people, health.

Mold and Moisture Risks

Mold can grow inside walls, under floors, and in HVAC systems, completely out of sight.

Health Risks

According to the CDC, mold exposure can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes, or skin rash. People with asthma or mold allergies may have severe reactions.

Hidden Growth

Mold can grow in places that are hard to see, such as inside walls, under flooring, and in HVAC components, especially after leaks or water intrusion. A musty odor or a history of water damage can be a reason to investigate.

Property Damage

Mold growth and the moisture that feeds it can damage drywall, wood framing, insulation, and flooring. Finding and fixing moisture problems early can limit the extent of repairs.

Real Estate Impact

California sellers have disclosure obligations, and mold or past water damage can become a question during a transaction. An independent inspection gives buyers, sellers, and agents a documented record of the conditions observed.

What We Test For

Comprehensive mold and air quality testing services tailored to your situation.

Air Quality Testing

When air sampling is appropriate, we collect measured indoor air samples, plus an outdoor comparison sample when it is part of the sampling plan, and send them to an independent laboratory that analyzes the airborne fungal spores and fungal structures captured in each sample.

Ideal for: allergy symptoms, musty odors, post-flooding

Surface Sampling

Tape lift or swab samples taken from visible growth or suspect surfaces. Laboratory analysis can help identify the fungal structures or types present in the submitted sample, depending on the analytical method used.

Ideal for: visible discoloration, water damage areas

Post-Remediation Testing

Independent post-remediation verification evaluates the remediated area against the project's verification criteria using visual observations, moisture conditions, and sampling when appropriate. You receive a written Post-Remediation Verification Report.

Ideal for: after professional mold removal

Our Core Principle

We Test. We Never Remediate.
That's the Difference.

Many companies that test for mold also offer remediation. Separating testing from remediation avoids a potential financial conflict, because the company evaluating the property does not profit from the remediation work that may follow.

When Testing and Remediation Are Combined

  • ✕

When the same company tests for mold and also sells the remediation, there is a potential financial conflict between the findings and the work that may follow.

  • ✕

It can be harder for a property owner to judge whether a proposed remediation scope matches the documented conditions.

  • ✕

The evaluation and the sale of the work come from the same source.

  • ✕

An independent evaluation can be useful before approving a remediation scope.

The Just Mold Testing Difference

  • ✓

We only test . We do not profit from any remediation work, whatever the findings.

  • ✓

Every sample goes to an independent, accredited laboratory . We never analyze samples in-house.

  • ✓

If the findings do not call for remediation, we tell you so, and there is nothing for us to sell you.

  • ✓

If remediation is needed, you receive an independent written report you can share with any contractor you choose.

Why independent testing protects you

100%
Testing only: we are paid for testing, never for remediation

Know Your Mold: 6 Mold Types Often Found Indoors

General background on mold types, where they tend to grow, and their association with moisture. Identifying a mold type does not by itself determine the health risk to any occupant, and the CDC says you do not need to know the type of mold to remove it and fix the moisture problem.

Chronic moisture

Stachybotrys (Black Mold)

Dark black or greenish-black, slimy texture
Behind walls, under flooring, in areas with chronic moisture or flooding
Often called black mold. The CDC says it is not necessary to identify the type of mold, and that any indoor mold growth should be removed. Exposure can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes or skin rash.
Requires sustained moisture (water damage, flooding) to grow. Often hidden inside walls.
Damp materials

Aspergillus

Yellow, green, brown, or black powdery colonies
HVAC systems, insulation, damp walls, stored food
Can trigger allergy and asthma symptoms. People with weakened immune systems or chronic lung disease can develop lung infections.
One of the most common indoor molds, with many species. Some species can produce mycotoxins under certain conditions.
Common indoors and out

Cladosporium

Olive-green to brown or black, suede-like texture
Fabrics, carpets, wood surfaces, HVAC ducts, window sills
A common allergen. Can cause a stuffy nose, coughing, wheezing and eye or skin irritation, with stronger reactions in people with asthma or mold allergies.
Grows in both warm and cool conditions and is one of the most common spore types in outdoor air.
Water-damaged materials

Penicillium

Blue-green with white edges, powdery or velvety
Water-damaged materials, wallpaper, carpet, insulation, food
Can trigger allergy and asthma symptoms such as a stuffy nose, coughing, wheezing and irritated eyes.
Spores are common in indoor and outdoor air. Often among the early colonizers of water-damaged materials.
Chronically wet materials

Chaetomium

White to gray, eventually turns dark brown or black
Water-damaged drywall, paper, wood, baseboards
Grows on materials that stay wet. Can trigger allergy and asthma symptoms, so the growth and the moisture source should both be addressed.
Often found on water-damaged building materials, sometimes alongside Stachybotrys.
Damp surfaces

Alternaria

Dark green or brown with a velvety texture
Showers, bathtubs, under sinks, damp window frames
A common indoor and outdoor allergen that can trigger hay fever and asthma symptoms.
A common outdoor mold that can also grow indoors on damp surfaces such as shower areas and window frames.

Protecting Your Family's Health Starts with Knowing

Mold spores are a normal part of indoor and outdoor air. Problems start when moisture allows mold to grow indoors. According to the CDC, people with asthma or mold allergies may have severe reactions, and immune-compromised people and people with chronic lung disease may get lung infections from mold. A professional inspection, with sampling when it is appropriate, can help you understand the conditions in your home.

Los Angeles's warm climate and older housing stock make mold a year-round concern, not just a rainy-season problem. Inspection and testing performed by a CRMI Certified Mold Inspector.

For $49, a Just Mold Testing inspector will come to the property and professionally evaluate the area of concern before recommending any mold testing.

What’s Included in the $49 Inspection

  • Visual inspection of the area of concern
  • Inspection for visible signs of mold or suspected microbial growth
  • Review of visible water damage or evidence of previous leaks
  • Moisture readings in relevant areas when appropriate
  • Evaluation of conditions that may contribute to mold growth
  • Explanation of the inspector's observations
