Air Quality Testing
Airborne fungal spores, measured and lab-analyzed
Air sampling may provide useful information about airborne fungal spores when it is appropriate for the investigation, for example when there is a musty odor or a history of leaks but no visible growth. We use a calibrated air pump to draw a measured volume of air through a sampling cassette. Samples go to an independent laboratory, which reports the airborne fungal spores and fungal structures captured in each sample. Air sampling is a snapshot of conditions at the time it is collected, so results are interpreted together with the physical inspection and moisture conditions.
Our inspector places sampling cassettes in the rooms of concern, runs a calibrated pump for a measured sampling period, then seals and ships the samples to the laboratory with chain-of-custody documentation. An outdoor sample is collected for comparison as part of our protocol.
Ideal for
- Musty or unusual odors
- Past leaks or water damage
- Suspected hidden growth
- Documenting conditions for a landlord, tenant, or transaction
- Renters concerned about indoor conditions
Surface Sampling
Laboratory analysis of material from a suspect surface
When you can see discoloration, staining, or suspected growth, surface sampling can help determine whether fungal structures are present. We use tape-lift or swab collection depending on the surface. The laboratory reports the fungal structures or types present in the submitted sample according to the analytical method used. Results are one input, together with the visual inspection and moisture conditions, when planning next steps.
The inspector collects a tape-lift or swab sample from the area of concern, documents the location with photos, and ships the sample to the independent laboratory for microscopic analysis with chain-of-custody documentation.
Ideal for
- Visible dark spots or discoloration
- Bathroom or kitchen growth
- Staining after water intrusion
- Confirming whether a stain is fungal growth
- Checking an area after cleaning
Post-Remediation Verification
An independent look at the completed work
After mold remediation, an independent evaluation of the completed work can be useful before the area is put back into use. Post-remediation verification evaluates the remediated area against the project’s verification criteria using visual observations, moisture conditions, and sampling when appropriate. There is no federal health-based pass/fail limit for indoor mold spores, so results are interpreted in context, including indoor and outdoor or background comparisons where appropriate.
We inspect the remediated area for visible growth and residual debris, check moisture conditions, and collect air or surface samples when appropriate. Sample results are compared with the project criteria and with outdoor or background samples where appropriate. You receive a written Post-Remediation Verification Report.
Ideal for
- After professional mold remediation
- Before rebuilding or putting a remediated area back into use
- Documentation for owners, tenants, or insurance files
- Landlord and tenant records
- An independent check of the completed work
Real Estate Inspections
Independent documentation for a transaction
Mold and past water damage can become questions during a real estate transaction. Our pre-purchase and pre-listing mold inspections provide independent documentation of the conditions observed at the time of inspection, which buyers, sellers, and their agents can use in their own decisions and discussions.
We inspect the property, evaluate moisture conditions, collect samples when appropriate and approved, and document findings with photos. The written report is delivered once laboratory results are back, typically within 24 to 48 hours. Requirements vary by lender and transaction, so confirm with your agent or lender what documentation they need.
Ideal for
- Home buyers (pre-purchase)
- Home sellers (pre-listing)
- Real estate agents and brokers
- Property managers
- Escrow timelines
HVAC & Duct Inspection
Inspection of accessible HVAC components
HVAC systems can collect moisture at the coil, drain pan, and condensate line, and those areas can support mold growth. We inspect accessible HVAC components, air handlers, and accessible ductwork, and sample when conditions call for it.
The inspector visually examines accessible HVAC components and collects air samples from supply and return vents. Swab samples are taken from any areas of visible concern inside the system.
Ideal for
- Musty smell when HVAC runs
- Visible growth near vents or registers
- After HVAC water leaks or condensate problems
- Older HVAC systems
- Documenting HVAC conditions
Specialized Inspections
Certified, Accredited, and Independent
Inspection and testing performed by a CRMI Certified Mold Inspector. Laboratory analysis is performed by an independent, accredited third-party laboratory, never in-house, so sample collection and analysis stay separate.
