Our inspector took an air sample in a half bathroom.
Mold and air quality testing for Thousand Oaks homes, including hillside lots and newer tract construction.

Newer construction is not the same as dry construction. Tight modern envelopes hold interior humidity, and homes here frequently have upstairs laundry rooms, second-floor bathrooms and multi-zone HVAC, all of which put water above finished ceilings. On hillside lots, slope drainage and retaining walls matter as much as they do in the Santa Monica Mountains. Homes near open space also tend to run irrigation heavily, and the same sprinkler-against-stucco problem applies. We check upstairs wet areas and the ceilings directly beneath them first.
Thousand Oaks and the surrounding Conejo Valley include established neighborhoods from the 1960s and 1970s, newer planned communities and many homes backing up to open space and hillsides. Older homes often have original plumbing, aging roofs and windows that let condensation collect on sills. Newer homes are tighter and more energy efficient, which can trap humidity from showers, cooking and laundry if ventilation is not working well. Homes on slopes and near open space tend to rely on heavy irrigation, and water from sprinklers against stucco is a common source of moisture at the base of walls. Summer heat drives air conditioning use, so attic and duct areas matter too. We inspect upstairs wet areas, ceilings below them, exterior walls near irrigation and HVAC components.
We work with homeowners, renters, landlords, property managers, real estate agents, buyers and sellers in Thousand Oaks. Some clients call after a leak or a musty smell, others need documentation for a landlord, an HOA or an insurance claim, and many book before closing on a home. Whatever the reason, you get an independent inspector, honest answers and a clear written report.

Yes. New homes can have mold if materials got wet during construction or if ventilation is not balanced in a tightly built house. An inspection can help identify moisture issues early.
Just Mold Testing is an independent inspection and testing company. We do not perform mold removal in Thousand Oaks or anywhere else, and we never will. The company that finds the mold should not be the company that profits from removing it.
You get a written report with the laboratory data, an explanation of what the numbers mean, and practical next steps. If remediation is needed we tell you exactly what to ask a contractor for, then we are happy to return afterwards for independent post-remediation verification.
