Post-Remediation Clearance Testing in Los Angeles: What to Know
Before containment comes down and the final invoice is paid, independent clearance testing confirms mold removal actually worked.
If you just paid for mold removal, one question matters before the walls are closed up and the final invoice is paid: is the area actually clean? Post-remediation clearance testing answers that question with lab results, not a contractor's opinion.
What clearance testing is
Clearance testing, also called post-remediation verification, is an inspection done after mold removal is finished and before containment is taken down. The inspector confirms the work area is dry, visually free of mold and debris, and then collects air samples inside the work area and an outdoor control sample for comparison. Surface samples may also be taken from cleaned materials.
Why it should be independent
The company that removed the mold has an interest in the job passing. When the same company performs the clearance test, it is grading its own work. Just Mold Testing only tests and never performs remediation, so our clearance report has no stake in the outcome.
What we check
- Containment is still in place and has not been disturbed
- No visible mold growth, dust, or debris remains in the work area
- Moisture readings on repaired materials are back to normal
- Indoor air sample results compared to the outdoor control sample
- Surface samples from cleaned areas when appropriate
If the area does not pass
A failed clearance test is not unusual. It usually means more cleaning or drying is needed. You receive a written report showing what was found so the contractor can address it, and the area can be retested before containment comes down.
When to schedule
Book clearance testing for the day the contractor says the job is complete, while containment and air scrubbers are still in place. Ask your contractor not to remove containment until the results are back. Lab results typically take 24 to 48 hours.
