Attic Mold Inspection in Los Angeles
Inspection and testing of attics for roof leaks, exhaust ducts, HVAC condensation, poor ventilation and growth on roof sheathing.

Why attics grow mold
Attic mold usually comes from one of four sources: a roof leak, a bathroom or dryer exhaust that vents into the attic instead of outside, condensation from an air handler or uninsulated duct, or ventilation that cannot clear warm, moist air. Growth often shows up on the underside of the roof sheathing, where nobody looks until a roofer or a buyer inspection does.
What we look at
- Roof sheathing and rafters for staining, darkening and growth.
- Insulation for water marks and wet spots.
- Bathroom, kitchen and dryer exhaust ducts and where they end.
- Air handlers, condensate pans and ducts in the attic.
- Soffit, gable and ridge vents for blockage.
How we test
We check suspect wood and drywall with a moisture meter. A surface sample (tape lift or swab) sent to the lab confirms whether discoloration is mold. When odors reach the living space, an air sample compared with outdoor air shows whether indoor levels are elevated.
What happens next
You receive a written report with the laboratory data and an explanation of what it means. We do not perform remediation or repairs, so our recommendations are not tied to a sales pitch.
Attic Inspection FAQs
- Is black staining on attic wood always mold?
- No. Staining can come from old water marks, smoke or wood resins. A surface sample sent to the lab tells you whether it is mold.
- Can a bathroom fan cause attic mold?
- Yes, when the fan vents into the attic instead of outside. The warm, moist air condenses on cool roof sheathing. We check where each exhaust duct ends.
- How much does an attic mold inspection cost?
- The professional mold inspection is $49, and it is waived if you proceed with testing during the visit. Testing is priced and approved by you before any samples are taken.
- How fast will I get results?
- Lab results come back in 24 to 48 hours after sampling, and rush lab options are available.
