Thermal Imaging and Moisture Detection in Los Angeles
Thermal imaging and moisture meter readings to find hidden leaks and wet materials behind walls, ceilings and floors.

What thermal imaging can and cannot do
A thermal camera shows surface temperature differences. Wet materials are usually cooler than dry ones, so a thermal image can point to moisture behind drywall, under flooring or above a ceiling without opening anything. A thermal camera does not see mold. We confirm every suspect area with a moisture meter before drawing a conclusion.
Where it helps most
- Ceiling stains with no obvious source.
- Walls behind showers, tubs and kitchen sinks.
- Suspected slab leaks under flooring.
- Window and sliding door frames after rain.
- Areas around HVAC equipment and condensate lines.
How it fits with mold testing
Moisture mapping tells us where water is or was. Mold testing tells us whether growth has occurred and how indoor levels compare with outdoor air. We use the moisture readings to decide where sampling will be useful, so you are not paying for samples that will not answer your question.
What happens next
You receive a written report with our findings and any laboratory data. We do not repair leaks or remediate, so your plumber, roofer or contractor can use the report to go straight to the problem.
Thermal Imaging & Moisture FAQs
- Can a thermal camera find mold?
- No. It finds temperature differences that often point to moisture. Mold is confirmed with samples analyzed by a laboratory.
- Should I call a plumber first?
- If you see active dripping or a burst pipe, call a plumber first. We help when you need to know where hidden moisture is, how far it spread and whether mold has grown.
- How fast will I get results?
- Lab results come back in 24 to 48 hours after sampling, and rush lab options are available.
